Metal Roof Coating Systems
Don't replace your metal roof — restore it. Elastomeric coating systems that stop rust, seal leaks, and add 10 to 25 years of life.
Before & After
A rusted, aging commercial metal roof transformed with our elastomeric coating system. Same roof, decades more life.

Why Coat Instead of Replace?
A full metal roof replacement can cost tens of thousands of dollars, shut down your operation, and fill a dumpster with material that still has structural life left. If your metal roof is rusted on the surface but the panels and structure are still sound, a coating system is the smarter move.
Elastomeric coatings create a seamless, waterproof membrane over your existing roof. They flex with the metal through Vermont's extreme temperature swings — from -20°F winters to 90°F summers — without cracking, peeling, or losing adhesion. The result is a roof that looks new, performs like new, and lasts decades longer than it would uncoated.

Our Coating Process
Every metal roof coating starts with thorough prep. The coating is only as good as the surface underneath it.
Inspection & Assessment
We evaluate your existing metal roof — rust severity, panel condition, fastener integrity, and structural soundness. Not every roof is a candidate for coating, and we'll tell you upfront.
Rust Remediation & Prep
All rust is treated and neutralized. Loose paint, oxidation, and debris are removed. Seams, fasteners, and penetrations are sealed. This prep work is what separates a 10-year coating from a 25-year one.
Primer Application
A rust-inhibiting primer is applied to create a bonding surface and prevent future corrosion from forming underneath the coating system.
Elastomeric Coating
The elastomeric topcoat is applied — a flexible, weather-resistant membrane that expands and contracts with the metal through Vermont's temperature swings. Choose from approximately 72 colors.
Final Inspection
Every seam, edge, and penetration is checked. We walk the roof with you (or provide drone footage) so you can see the finished result before we leave.
Is Your Roof a Good Candidate?
Metal roof coatings work best on roofs that are structurally sound but showing surface deterioration. If the panels are intact, the fasteners are holding, and the structure underneath is solid — coating is almost always the right call over replacement.
If the roof has significant structural damage, holes, or widespread panel failure, replacement may be necessary. We'll tell you honestly during the inspection — we don't coat roofs that won't benefit from it.
Good Candidates for Coating
- Standing seam metal roofs with surface rust
- Corrugated metal roofs showing age and oxidation
- R-panel and PBR commercial metal roofs
- Metal roofs with minor leaks at seams and fasteners
- Agricultural and industrial metal buildings
- Metal roofs that are structurally sound but cosmetically worn
Approximately 72 Colors Available
Our elastomeric coating systems come in a wide range of colors — from standard white and gray to custom-matched tones for your building. White and reflective colors are the most popular for commercial buildings because they reduce heat absorption and lower cooling costs. Ask us for a color chart during your free estimate.
Metal Roof Coating FAQ
How long does a metal roof coating last?
Depending on the system chosen, elastomeric roof coatings add 10 to 25 years of life to an existing metal roof. Single-coat systems typically provide 10–15 years of protection, while premium multi-coat systems with reinforced fabric can last 20–25 years. The lifespan depends on the coating system, surface preparation quality, and weather exposure.
How much does metal roof coating cost compared to replacement?
Metal roof coating typically costs 50–70% less than a full roof replacement. You're not paying for tear-off, disposal, new panels, or structural modifications. The exact cost depends on roof size, condition, and the coating system selected. We provide free estimates with transparent, itemized pricing.
Can you coat a roof that's already rusting?
Yes — that's exactly what this service is designed for. We remediate existing rust through cleaning, treatment, and priming before the coating goes on. Surface rust is not a problem. If rust has eaten through panels completely, those sections may need patching or replacement before coating.
Will the coating hold up in Vermont winters?
Elastomeric coatings are specifically designed to flex with temperature changes. Vermont's freeze-thaw cycles — from well below zero to spring warmth — are within the performance range of quality elastomeric systems. The coating expands and contracts with the metal without cracking or losing adhesion.
